The soil type provides medium natural fertility and has a good response to phosphate fertilisers.

The land is currently utilised as "support" to the neighbouring dairy farm on the opposite side of the road. At inspection it was in an annual rye grass pasture, this is rotated with maize, and intermittent grazing.
The land could be utilised for cropping such as this, if stand-alone, but lacks stockyards and own water to operate in present set-up with stock. These could be developed (water could be sourced from the stream with appropriate Council consent), or there are alternate direct neighbours.
